Here are some notes from our meeting on understanding the planning system with specific regard to the Clay Hall Lane application.
I have listed below some of the points mentioned just to help when using the online planning portals for putting in your comments the links to which are here:
Planning application search Application reference 2025/1376 for Tandridge
https://pa.midsussex.gov.uk/online-applications/simpleSearchResults.do?action=firstPage reference DM/26/0303 for Mid Sussex.
Comments to Tandridge should be more to do with the site issues, ecological, flood, drainage and so forth and Mid Sussex will be more about infrastructure and effects on the village.
Areas of concern include:
The applicant is claiming the land is grey belt when we believe it is green belt.
The access through Borers Arms Yard is potentially dangerous, with commuters and pedestrians sharing access with commercial vehicles, which will have to cross the footways in order to access the industrial units.
Has there been a safe route to school audit?
Access from Copthorne Bank includes very narrow pavements and a dangerous bend in the road.
There is no continuous foot path along Borers Arms Road
How are the infrastructure payments to Tandridge going to move to Mid Sussex where they are going to be needed for the village.
There are significant ecological concerns including bats, badgers and the land being designated unimproved meadow.
Although not an exhaustive list I hope this helps in formulating concerns you may have over this development.
